Austin garage floor cost index

A transparent planning benchmark for Austin homeowners: nine common garage-and-finish combinations, calculated from one versioned local pricebook.

Current Austin planning ranges

Every number below is calculated at render time from the active Austin pricebook. The comparison assumes bare concrete in good condition, so it isolates the effect of size and coating system instead of quietly mixing different preparation needs.

What the benchmark includes

The model combines the active system rate, an area curve that reflects fixed setup work, and the local minimum-job rule. It reports a range rather than a single false-precision price. Published local figures are used to bracket the model, not averaged into a number that no installer actually advertises.

The table deliberately leaves out crack repair and removal. For perspective, the same two-car standard-flake scenario with moderate cracks and an existing coating produces a planning range of $2,850 to $5,550. That is why a low advertised rate and a real site quote can both be honest while looking very different.

How to compare a quote with the index

  1. Confirm the measured square footage rather than relying only on a car-count label.
  2. Ask how the slab will be mechanically prepared and how cracks will be treated.
  3. Identify every coat in the proposed system and the material used for the topcoat.
  4. Compare warranty terms and exclusions, especially moisture and concrete movement.

A quote outside the range is not automatically wrong. It is a prompt to find the scope difference. Custom finishes, difficult removal, heavy repair, moisture mitigation, and unusual access can all justify a higher number; a thinner system or narrower scope can explain a lower one.

Methodology note: this index uses the active, versioned Austin estimator and is a planning tool, not a bid or promise of availability. It changes only when the underlying pricebook is deliberately reviewed and versioned.

Common questions

Is the Austin garage floor cost index a contractor quote?

No. It is a planning benchmark generated from published Austin-area pricing and consistent assumptions. A contractor still needs to inspect the slab, confirm measurements, and specify the coating system before offering a binding quote.

Why can two Austin garages of the same size cost different amounts?

Concrete condition, coating removal, moisture, access, preparation, and the selected system all change the work. This index holds condition constant so the size and finish comparison is useful; the calculator lets you add the details that widen or shift your planning range.

How should homeowners use these planning prices?

Use the closest row as an early budget, then run the calculator with your actual measurements and slab condition. Take that range to multiple local installers and ask each one to explain preparation, materials, warranty, and any difference from the benchmark.

CostPreview is not a contractor and does not do the work. Everything on this page is a planning estimate built from published Austin-area pricing, not a quote from anyone. We are in a closed beta and are not matching homeowners with installers yet, so nothing you do here sends your details to a contractor.
